The Clerk of the Circuit Court shall record the following kinds of instruments:

• Deeds,
• Leases,
• Bill of sale,
• Agreements,
• Mortgages,
• Notices or claims of lien,
• Notices of levy,
• Tax warrants,
• Tax executions, and
• other instruments relating to the ownership, transfer or encumbrance of or claims against real or personal property, or any interest in it. Extensions Assignments Releases Cancellations or Satisfactions of mortgages and liens.

Powers of attorney relating to any of the following instruments:

• Notices of lis pendens,
• Notices of action pending in a US court having jurisdiction in this state Judgments,
• Assignment of Judgment,
• Releases of Judgments Satisfactions of Judgment Certificate of Discharge,
• Certificate of Separation, or
• service Notices of liens for taxes Certificates of discharge or partial discharge,
• Release of lien Certified copies of petitions,
• Commencing proceedings under the Bankruptcy Act Decrees of adjudication in proceedings Orders approving the bonds of trustees, and any other instruments required or authorized by law to be recorded.

Documents are reviewed to make sure they meet Florida Statute requirements. Appropriate fees are collected. Consecutive Clerk's numbers and Official Record book and page numbers along with the date and time of recording are printed on the document. Documentary tax is also printed on the document, if required.  An alphabetical official record index and numeric index is created by compiling names contained in each document. Each document is digitally imaged and film is created from that image. The quality of the created film images is then verified. The original document is returned to the party indicated on the document.
